What can a UK mortgage adviser earn?
Salary varies by employer, location, experience, commission structure and whether the adviser is employed or self-employed. Rather than publish unsupported earnings bands, this guide uses the current UK National Careers Service benchmark.
National Careers Service: approximately £27,000 starter salary to £70,000 experienced salary for mortgage advisers / mortgage brokers. These are guide figures, not guaranteed earnings.
What affects actual pay?
- Experience and competence: newly qualified advisers may start in supervised roles before building a client book.
- Employer and remuneration model: some roles combine salary with commission or bonuses; others use different structures.
- Location and client market: case values and demand can vary substantially around the UK.
- Employed vs self-employed: self-employment can produce higher gross revenue but also brings business costs, lead generation, tax and income volatility.
What CeMAP actually gives you
CeMAP is a recognised Level 3 mortgage-advice qualification and is widely used as part of meeting the qualification requirements for regulated mortgage advice. Passing it does not automatically create a particular salary, guarantee a job or make someone immediately competent to advise without the employer's required supervision and competence process.
Typical career routes
The National Careers Service describes routes including working for banks, building societies, estate agents, mortgage brokers or becoming self-employed after gaining experience. It also notes that experienced advisers may progress into supervisory, management or specialist roles.
Budgeting for the qualification
Walbrook currently lists full CeMAP registration at £735 and a resit at £120 per unit. Treat training and revision costs as investment in a professional qualification, but avoid claims that a particular revision product will make you “earn sooner” or produce a guaranteed salary return.
